Roof Replacement Starting December 20, 2021

Baker Roofing will start replacing the roof on December 20, 2021. They will need to place a crane and materials in the section of the parking lot closest to Brookgreen. Please do not park in that area starting at 7am on December 20.

Special Assessment Approved

A ballot was sent to all owners to approve a $5,000 assessment to pay for a new roof and HVAC system for the building.  The special assessment has been approved and will be due January 1, 2022.

Special Meeting – October 14, 2021 at 6pm

We will be holding a special meeting via zoom on October 14, 2021 at 6pm to discuss future capital improvements in the building and how to fund them. 2021 Annual General Membership Meeting

2021 Annual General Meeting

Due to Covid-19, the 500 Market Street Board of Directors has decided to conduct a mail-in Annual General Meeting rather than the usual in-person meeting. Each owner will receive a packet of information in the mail including a ballot which can be mailed back to the Mill House Property address.  We will still need quorum to elect the board of directors.  Please submit your ballots and any questions you may have by February 16, 2021.  The board thanks you in advance for helping reach this goal.

Mask Requirements

In accordance with Governor Cooper’s mandate, all 500 Market Street residents and visitors are required to wear a mask in all common areas of our building including the hallways, stairwells, elevator and mail room.

2020 Annual Meeting

The 500 Market Street HOA Annual General Meeting (AGM) is Tuesday, February 25, 2020 @ 6:30pm in the front lobby of 500 Market Street.  Immediately following the AGM, the Board of Directors will have an organizational meeting.  These meetings & all meetings of 500 Market Street HOA are open to  the public.

2020 Assessments

As of 1/1/20, monthly assessments have increased to $289. As a reminder, monthly assessments are due the first day of each month. The HOA does not send monthly statements unless an account is 30 days past due and assessed a $20 late fee. Please see the collection policy for further information.

Berkeley Property Management has been purchased and is now Mill House Properties, located at 1720 East Franklin Street, Chapel Hill, NC 27514.

As was mentioned in a letter sent to all homeowners in December, Mill House Properties is transitioning to a new online system (AppFolio) later this month. It will offer a convenient way for homeowners to set up an online account to see their account history, balances, pay online (fee for credit cards), etc. Homeowners will receive an email invitation from AppFolio when the system is “live”.

If you are currently enrolled in monthly auto draft through us, this will continue until we are done transitioning to AppFolio. You will be notified if any changes to this process occur with the new system. The monthly draft normally takes place on approximately the 5th business day, but will be delayed this month while we transition to the new system.

Crawford Sprinkler Inspection October 17th at 2pm

Crawford Sprinkler will be conducting the annual inspection of the fire sprinkler system on Thursday, October 17, 2019 starting at 2pm. This includes a visual inspection inside each home. Crawford is required by code (law) to enter and inspect each condominium. Please be available during the important inspection. If Crawford does not have access to your unit during this inspection, you will be responsible for the cost to have them return.
